Stair issue

 

Last fall, when we uncovered the Specification for a “Standard Unit” which then identified what is an improvement and betterment, we have since identified that the stairs leading up to a rear deck are in fact an improvement and betterment and were paid for by the owner as an extra. This now becomes an owner’s responsibility. Unfortunately, in the past, the condo corporation has repaired and even replaced some stairs. We will not reverse those costs to the owners.

 

In the future, repairs to stairs, including any gates and handrails, will be the responsibility of the owner.

 

Bathroom Fans

 

Some owners have reported problems with bathroom fans that drip with condensation. This usually happens after a heavy snowstorm or driving rain. If you have experienced this problem recently, please let one of the Board members know and we will see if we can find a solution.

 

Melt Snow to Keep Us Safe

 

We’ve had an extraordinarily dry winter so far, having lost most of the snow we had accumulated earlier in the season. The area near the mailboxes was especially slippery for a number of weeks with the gravel spread in early January lying underneath the ice rather than on top where it could give us some grip. While our snow removal/landscape maintenance contractor, Green Acres, does an exemplary job of clearing our roads and walkways of snow they are less able to deal with the ice that forms later. Consequently the Board encourages everyone to have a jug of ice-melting salt that can be applied to ice that may appear on your walkway or driveway.  After the next snowfall, to deal with ice around the mailboxes, the Condo Board will place a covered bucket of salt at the bulletin board so feel free to liberally scatter it onto any forming ice. It’ll keep you safe as well as your neighbours.

 

The Board would like to thank Don in unit 106 who, earlier this month, was instrumental in chopping up a good deal of the roadway ice and tossing it into the sun where it could melt and safely drain away. His willingness to get involved has benefitted us all.
