RECYCLING

Attached to this newsletter you will find the information regarding the new recycling service. Weekly pickup will be on Saturday starting November 7. The pickup may be early so the bags should be put out on Friday evening. Also, if you are recycling shredded paper, it would be helpful to put it in a clearly labelled paper bag or a clear plastic bag and then put in the larger bag. The bags will be delivered to us shortly and we will notify you where and when you can pick them up. It should be pointed out that the service is intended for one or two weeks of recyclables. If you have accumulated a large amount of recyclables, we would request that you make one last trip to the green bins rather than put it all out on one day.

Please note, the attached file on the recycling service is in a pdf format. If you are unable to open it, you can download a free “read only” software from Adobe or let a Board member know and we will print a copy for you.

Thanks for your cooperation in helping us implement this new service in the Villas.

IMPROVEMENTS & BETTERMENTS

In previous Villa Views we have outlined the changes to our corporations’ insurance policy regarding “improvements & betterments”. The owner is now responsible for insuring his “improvements & betterments”. The question now becomes “what is an improvement & betterment” in our homes? Attached please find file “Standard Spec.” in pdf form. This covers the specification the builder used when he built our Villas. We recommend you read this document and identify your “improvements & betterments”. Anything that has been upgraded or added over and above the specification is an improvement & betterment. The biggest example is a basement that is developed. This is an extra. Upgrading of the floor is an extra. We recommend the owners discuss this with their insurance company to ensure they have enough coverage.

We also would like to remind you that the deductibles in our policy for water and sewer back-up damage with BFL Canada were increased this past summer to $10,000 each. Please refer to the Certificate of Insurance we issued to you this past summer.

ANNUAL GENERAL MEETING
