ROCKY RIDGE VILLAS SOCIAL - REMINDER

 

Our annual August outdoor social is just about upon us.

 

When:                        Saturday, August 29, 2015 from 3:30 pm – 6:00 pm

 

Where:           113 Rocky Ridge Villas (home of Carol and Allan Rix)

If you are planning to come, please pay Allan or Carol $5/person

 

On August 29 please bring:

           A chair

           A plate, cutlery and a mug.

           Any beverage(s) you would like to drink. Coffee and tea will be provided

           Your willingness to socialize with your neighbours

 

Owner Initiated Improvements

 

When owners in a condominium complex, such as ours, choose to make upgrades or additions to their unit, they assume responsibility for the replacement costs of these improvements should they be damaged or destroyed. This is why owners should verify that they have "improvements and betterments" coverage in their own condominium insurance policy. For example, if a unit were destroyed by fire, the Corporation's insurance would rebuild the unit to original builder specifications. If you have made upgrades to your unit (e.g. hardwood flooring, granite countertops, upgraded appliances, expanded decks, deck enclosures, etc.),these would be covered by the improvements and betterments clause in your own policy.

 

There is an additional issue if you have received approval from the Board of Directors to make additions or improvements to the exterior of your unit. When you received the approval, you were informed that you were responsible for the maintenance and repair of the approved upgrade (e.g.  expanded deck, deck enclosure, air conditioner, expanded landscaping). When you eventually sell your unit, it is imperative that you inform potential buyers that they will be assuming this maintenance and repair responsibility for these improvements. Failure to do so could leave you liable for the cost of returning the exterior to its original state if the new owners are unwilling to assume responsibility for the improvements. The Board is currently exploring the idea of setting up a procedure which would advise potential buyers of their responsibilities regarding any exterior improvements.

 

Stove Vents

 

We are looking at repairing/replacing the stove vents that are not working properly anymore, that is they stay open when the fan is not on. It would be a big help if you would let us know if you suspect yours is not working properly.
