RECYCLING

As you are probably aware, the City of Calgary has approved a by-law which requires all Condominium Corporations to implement a program for the collection of recyclable materials. We are required to have the program in place by February 1, 2016.

 

Your Board of Directors has been exploring various alternatives in this regard. The factors affecting this decision seem to be the following:

 

1. Type of receptacle - either bins or heavy duty plastic bags

 

2. Door to door pick-up vs. pick-up from a central location on the property

 

3. Whether or not recyclables require pre-sorting

 

4. Cost

 

After discussion amongst Board members, we came to the following conclusions.

 

1. Large bins, such as those used by the City of Calgary, create a storage problem. Several people have already indicated that they will be unable to store another bin in their garage. Plastic bags provide the option of storage within the house.

 

2. Having pick-up from a central location would require the building of an enclosure for the bins. We are of the opinion that this would be an added cost as well as being somewhat of an "eye-sore". It would also require residents to deliver their recyclables to the central location and this could be problematic in the winter. Depending on the location of the enclosure, it might also interfere with snow clearing.

 

3. It is preferable to have a service which does not require pre-sorting.

 

4. The cost of pick-up from a central location is generally less than door-to-door service (lowest door-to-door bid is $180 per month ($3.22 per unit); lowest central bid is $150 per month). However, this does not include the cost of building an enclosure or the cost

 

 

 

 

 

 

of purchasing the bins ($15-$200 depending on the size). The cost of plastic bags is $200 per year for the entire complex.

 

Given these considerations, the Board is recommending that we use weekly door-to-door pick-up with plastic bags at a cost of $180 per month, plus the cost of the bags. If you support this recommendation, you need do nothing. If we receive enough feedback indicating that we should consider other options, we will proceed with a formal survey of residents.

 

ROCKY RIDGE VILLAS SOCIAL

Our annual August outdoor social will be held again this year. It has been a tradition to get together with our neighbours to enjoy a meal near the end of summer when most of us are back from holidays. It gives us a chance to share experiences and develop friendships.

If you are planning to come, please pay Allan or Carol $5/person. In this way we will be able to get a reasonable estimate of the amount of food we will need to prepare.

 

On August 29 please bring the following:

 

           A chair. Some residents are loaning us tables but you’ll need your own chair.

           A plate, cutlery and a mug.

           Any beverage(s) you would like to drink. Coffee and tea will be provided.

           A willingness to socialize with your neighbours

 

STORAGE AREAS UNDER LOW LEVEL DECKS

One sees a number of the low level decks that are being used to store various items underneath them. It does distract from the simple beauty of the area. If this potential storage area is needed, we suggest that the perimeter of the deck be covered with a lattice structure conforming to our architectural standards. This would at least hide the contents from view. Board approval is required for this modification. Please refer to bylaw paragraph 62(b)xix on page 43.
