By-law Amendments

 

In May 2015, each owner in the Villas was provided an altered copy of our By-laws, which outlined proposed changes to be included in the By-laws as well as proposed deletions that were to be removed from the By-laws. This would result in revised By-laws for the Villas.

 

A Resolution form was included with this submission to the owners which was to be completed and signed by each owner outlining their approval (or not) of the proposed amendments to the By-laws. The date of June 17, 2015, was set as the Resolution date for the approval of these changes.

 

On this date all the completed and signed Resolution forms received from the owners were compared with the owners names outlined on their individual Certificate of Land Title. Only owners whose names were on the Land Title were eligible to sign the Resolution form to make any By-law changes valid. The Board of Directors received 47 completed and signed Resolution forms from individual residences out of a total of 56. Of the 47 forms received 46 outlined approvals by the owners of the proposed By-law amendments. This means 83% of all owners have approved the amendments to the By-laws. The approval percentage required to amend By-laws in accordance with the Alberta Condominium Act is a minimum of 75%.

 

The Board of Directors then completed a Notice of Resolution approval form which was signed by 2 Board of Directors with the Villas Corporate Seal affixed. This approval form was delivered to our solicitor engaged by the Board to assist with the proposed amendments. The new By-laws containing amendments approved by the owners will be registered at the Southern Alberta Land Titles office in Calgary on or about July 15, 2015. Upon this registration the emended By-laws will become the Villas current and valid By-laws.

 

The date of July 15, 2015, should allow all home owners the time to ensure that on this date their insurance policies will be in place and contain coverage for loss or damage to the interior of their residence including improvements and betterments.

 

Annual Villas Social Event

The Villas Annual Social will take place Saturday August 29th, 2015 starting at 3:30 pm at 113 Rocky Ridge Villas, the home of Carol and Allan Rix. Food, related picnic fare, coffee and tea will be provided. The cost for this event remains unchanged at $5.00 per person. Those attending should bring their own refreshments and chairs.

New Neighbors

New owners have moved into unit #10. Please welcome Al-Noor and Narmin Rajwani to the Villas.

 

Deck Handrails

We are looking for some assistance from all owners. We are aware of 4 units where the paint has started to peel off. Please have a look at your handrails and let us know if you have any paint peeling off (large or small areas). Thank you for helping us out.
