Community Affairs
Hello fellow
residents:
My wife and I moved
to the Villas in the autumn of 2013 and I joined the Board at the AGM last
November. I was pleased to be offered
the assignment of Director of Community Affairs. My goal in this position is to
further build on the community spirit that already exists within the Villas.
To accomplish this I
have selected four components that will need our attention:
• Expanding our communication: We already have our bulletin board by the
mailboxes and Villa Views informs us of current and future events but there is
no repository where all our documents can be retained and then accessed by each
of us. Perhaps we may eventually set up our own webpage or be on Facebook where
information can be updated, not only to serve up condo documents when we need
them, but also to act as a reference for the resources available within our
community. (see Resources below)
• Group Activities: Establishing clubs or interest groups within
our complex – such as a walking club, a photography group, a bridge club etc.
• Community Service: Volunteer-led tasks which enhance the beauty
or otherwise add value to the physical surroundings in the Villas – such
as the fence rebuilding that took place
over the past two summers or the cleaning up of excess vegetation on the
hillside behind the mailboxes.
• Resources available within our
Community: We already have the initial
version of a contractor list that will be shared but it would also be valuable
to know what resources or expertise residents could share. For example a list
of resident’s tools they might be willing to share and a list of volunteers
willing to make minor repairs for others – such as climbing a ladder to change
a light bulb.

Insurance
The Board is
currently reviewing our By-Laws having to do with Home Owners insurance and the
responsibility for loss or damage within the interior of a Unit..
This review will likely entail an amendment to our existing By Laws. Several
other amendments will be forthcoming as the Alberta Condominium Act has changed
recently but haven’t yet become law.
Christmas Exterior Decorations
This is just a
reminder that all exterior decorations are to be removed from each Unit as of
February 28, 2015.
Garage Door Issue
A number of units
have had issues with their garage door freezing to the concrete floor. A couple
of solutions are offered:
1.
Raise the door a couple of inches to allow the
concrete to dry up.
2.
Put a spacer at each end of the door to prevent the
door from resting on the concrete.
