The Encumbrance

  Every Unit in our complex, along with homes in our neighbourhood, has an encumbrance to the Rocky Ridge Ranch Homeowner's Association (RRRHA) which borders our Villas to the north. This encumbrance appears on the land title to each of our homes and means that each owner is a member of the Rocky Ridge Ranch Homeowner's Association and is obligated to pay the annual fee of $250 plus GST to maintain their membership. This may seem like just an extra property tax but this membership provides year-round access to the Ranch Centre (pictured here) and includes access to the lake and its boats (along with PFD's in various sizes), a splash park intended for children but enjoyed by everyone on hot days, a wide variety of outdoor playground equipment, two tennis courts and an outdoor basketball court. There is also a trail around the lake, a waterfall and a picnic area with magnificent mountain views. During winter a portion of the lake is swept clear of snow and groomed to create a community skating rink that is lighted at night.  Besides having access to the programs and facilities at the Ranch Centre, all members benefit from superb winter pathway maintenance in this part of Rocky Ridge and throughout the summer and fall we can enjoy beautiful floral displays and grounds maintenance.
